When evaluating an investment, our ultimate goal is to determine if the property will provide reliable, steady growing returns for our investors. Below is our abbreviated due diligence check list.
Property Type
- Less then 15 years old or recently fully renovated.
- Minimal low maintenance landscaping.
- Utilities paid by tenants.
- Class: B to B+
- Construction type: New construction or like new
- Number of units:
- single family with several units in a 5 mile radius

- multi units buildings: 20+
- Tenant Type (Clients): Working class families, Senior housing, Young Professionals. No student housing
- Income levels: at or slightly below the median income. No low income-high crime areas.
Low vacancies
- Strong employment w/multiple employers in city
- Growing population in past 5 years
- Desirable living conditions
- Rents are slightly below or at local market to remain competitive
Management
- On site for properties with 20 units or more.
- 5%-9% gross income. Negotiable.
- Broker a plus.
Location, Location, Location
- Growing population over past 5 years.
- Low crime index
- Strong employment w/Multiple employers in city
- Distance from major employers: less than 20 minutes
- Close to public transportation
- Vacancies less then 8%.
- Cheaper to rent then buy.
- Rent to Income levels: rent of no more than 45% of gross income
- Rent appreciation levels : slightly above inflation and greater
- Population greater then 35k.
Financing
- Low interest rate (fixed if possible).
- Purchased below market value.
- Rental income exceeds all expenses (Debt service, taxes, insurance,
utilities, management, repair allowance, vacancy allowance, legal,
advertising, landscaping, travel).
- Ideal entry price point: $1m-$4m purchase price with a 10%+ cap rate
- Full or partial owner financing is a perk but not required.
