We are currently most interested in:

  1. Single family homes in good condition. We must be able to buy it 30% below the current, as-is, value.

  2. Single family homes in any condition where the asking price is less than 50% of the after-repaired market value of the property.

  3. Apartment complexes.  We are looking for properties that can be purchased below market value with as many of the following features as possible:

    • 20 to 100 Units
    • Foreclosure
    • High cap rate: 10%+
    • Low occupancy rate: >15%
    • Low asking price per unit
    • Short-term owner financing and/or
    • Good existing loan in place that can be taken over
    • No major rehabs
    • High upside potential

  4. Self Storage Units with 50 or more units with low asking price per unit.
